This guide is your go-to gyaan to understand all essential revenue documents in J&K – what they are, when you’ll need them, and how to get them.


📜 1. Jamabandi – The Backbone of Land Ownership

🤔 What is it?

Jamabandi is the Record of Rights (RoR). It’s the most important document showing:

  • Owner's name with parentage, residence and caste

  • Name of cultivator with parentage, residence and caste

  • Khasra number (plot ID)

  • Total land area

  • Type of soil

  • Rent/revenue payable to the govt

  • All past and current mutations (ownership changes)





📅 It’s updated every 4 years by the Revenue Department.

📌 When You'll Need It:

  • Buying/selling land

  • Taking loans on land

  • Legal disputes

  • Applying for subsidy schemes

  • Building permission

Real-Life Example:
Ramesh owns 6 kanals of land in Khasra No. 122 in Village Rajpura. His name, his father's name, Address, Caste, area of land, type of soil, and any attested mutations will all be recorded in the Jamabandi.

Many people confuse registry (sale deed) with ownership proof. But without mutation, your name is not official in land records.

🌱 2. Girdawari – Who's Farming What

🤔 What is it?

Girdawari is a seasonal record (twice a year – Rabi & Kharif) that tells:

  • Plot number

  • Who is the owner of land

  • Who is cultivating the land

  • What crop is being grown

  • Whether land is fallow or used

  • Total area 

  • Type of soil


📅 It is updated by the Patwari twice a year during Rabi and Kharif crop seasons.

📌 When You'll Need It:

  • For crop insurance claims

  • Natural disaster compensation (flood, drought)

  • Proving cultivation rights (for tenants or sharecroppers)

  • Revenue court cases

👨‍🏫 Example:

If Ramesh owns the land but Suresh is cultivating it this season, Girdawari will mention Suresh as the cultivator along with the crop (e.g., maize).

People think land ownership means farming record also shows their name. Not true if someone else is cultivating it.

🔄 3. Mutation (Intiqal) – Legal Transfer of Ownership

Mutation is the official update in land records after any ownership change through:

  • Sale

  • Inheritance

  • Selling land again

  • Constructing house

  • Legal proof of inheritance

Mehboob Ali purchased 2 kanals of land in 2022. He has a sale deed, but until mutation is done, his name won’t reflect in Jamabandi. So Mehboob Ali is not the owner of land as per revenue record till the mutation is attested in his name.

Not doing mutation after purchase. Later, disputes arise, or loans get rejected.

🏠 4. Chullah Chokidara – Family & Settlement Record

🤔 What is it?

A record of all households in the village, maintained by revenue authorities. It shows:

  • Number of family members

  • Head of the family

  • Occupation

  • Caste

  • Provides proof of residence in a village

📅 It is updated by the Patwari once a year every year.

📌 When You'll Need It:

  • For welfare schemes

  • Verification for domicile or ration card

  • Local settlement surveys

  • RBA/ALC/IB reserved category certificates

The Dar family, headed by Abdul Dar, has 6 members belong to caste Dar and live in Kulgam village. Their details are in Chullah Chokidara.

👪 5. Shajra Nasab – Your Land Family Tree

🤔 What is it?

A genealogy record showing how land was passed down from one generation to the next. It also shows caste of the family. Shajra of ancestry is prepared in every jamabandi.

Used in:

  • Inheritance disputes

  • Court cases

  • Proof of ancestral ownership

  • Proof of Caste


📌 When You'll Need It:

  • Succession/mutation

  • Partition cases

  • Verification of heirship

  • SC/ST/OBC/EWS Reserved Category certificates

To prove that Gulzar Ahmed legally inherited land from his grandfather, he needs Shajra Nasab as evidence.

🗺️ 6. Aks Latha/Mussavi – Village Land Map

A large cadastral map showing all khasra numbers and boundaries in a village. It is the complete map of whole village.

A scaled sketch of a specific portion of land. It shows a specific piece or chunk of land in a particular khasra number or plot number. It is useful for:

  • Selling a part of your land

  • Plotting for colonies

  • Submitting plans to municipal bodies

If Shamim Begum wants to sell 1 kanal from her 4-kanal plot, she needs Aks Tatima to define boundaries of the part she’s selling.
